Living on the 30th floor feels like it should put you above the pest problem. Then a cockroach appears by the kitchen sink, a pigeon settles on the balcony AC unit, or you hear that the flat next door has had a treatment, and you realise a tower is not a bubble. In a building where hundreds of homes share pipes, walls, corridors and bin rooms, pest control in Dubai Marina and JBR works a little differently from pest control in a villa. This guide explains how, using research on apartment buildings and Dubai Municipality’s own guidance. If you want an inspection after reading, our pest control team in Dubai can help.
Quick answer: In a high-rise, pests do not respect flat boundaries. A study of a 188-unit high-rise found that infestations were linked between neighbouring flats, and only a comprehensive programme that left no unit out was effective. Dubai Municipality says approved treatments inside your own flat stay within it, but building-wide treatments require advance notice to residents.
Why High-Rise Living Changes the Pest Problem
A tower is one connected structure. The National Pest Management Association says shared walls, utility lines, hallways, trash areas and resident traffic give pests several routes between units and common areas. University of California IPM researchers add that apartment buildings can harbour significant infestations of cockroaches, bed bugs and rodents, and that regular monitoring inside every unit improves building-wide control.
The clearest evidence comes from a high-rise study in New Jersey. Researchers surveyed a 188-unit building and found that cockroach infestations were spatially correlated before treatment, and that after 12 months of building-wide IPM only infestations across floors stayed correlated. The likely route was plumbing: Professional Pest Manager’s summary says shared plumbing, both vertical and horizontal, was the probable path of movement, and that complete eradication was not achieved. That last point is worth remembering: even a well-run building-wide programme reduces the problem rather than guaranteeing zero.
The practical lesson is uncomfortable but useful. Entomology Today reports that cockroaches tend to gather in kitchens and travel between adjacent flats, especially when treatment is applied in one flat but not the next. Treating only your own flat can help, but it is rarely the whole answer.
What Makes Dubai Marina and JBR Different
Few places in Dubai pack as many homes into so little ground. Wikipedia describes JBR as a 1.7 km waterfront community inside Dubai Marina with 40 towers, 35 residential and 5 hotels, and Bayut’s area guide counts more than 6,900 apartments. The beachfront retail area also holds around 70 retail and food outlets plus several levels of parking.
Add Dubai’s climate. On 5 October 2026, Emirates 24|7 reported temperatures easing to the mid-30s while relative humidity climbed back to 90% across most major cities, and Gulf News, citing the National Centre of Meteorology, put Dubai’s mean maximum relative humidity from 1977 to 2018 at 76%.
Our reading, not a study: food outlets, bin rooms, car parks and humid bathrooms all create the food and moisture that pests look for, so a dense waterfront district gives them plenty of places to start and many routes to spread. We have not seen research measuring pest levels specifically in Marina or JBR towers, so treat this as a sensible explanation rather than proven fact.
The Pests Most Likely to Matter in a Tower
Cockroaches
Kitchens are the usual starting point. In the New Jersey high-rise, traps beside the stove and refrigerator caught significantly more German cockroaches than traps under the sink or in the bathroom. That is why a good inspection looks behind appliances, not just under the sink. Our guides to cockroach control and DIY vs professional cockroach treatment cover what to expect.
Bed bugs
Bed bugs travel with people as much as through buildings. Rentokil Boecker says they spread between flats through wall cracks, gaps around pipes and electrical outlets, spaces under doors and hallways, and also hitch rides on luggage, bedding and secondhand furniture. A Purdue-hosted study reported in Pest Control Technology tested the hallway theory directly: traps placed in the hallways beside the doors of five infested flats caught bed bugs at three of the five, supporting hallways as a dispersal route. If you suspect them, see our bed bugs treatment page.
Pigeons and balcony birds
Balconies and AC units attract roosting birds. In a 2018 Gulf News report, a Rentokil manager said the concern mostly comes from pigeons resting or nesting on balcony AC systems, and that pigeon-proofing with gels, spikes, netting or electronic methods prevents nesting. On health, Health Canada says pigeon droppings have been associated with histoplasmosis and cryptococcosis, with people who have weakened immune systems generally at greater risk, and suggests fine netting across a balcony. Colonial Pest Control notes that risk rises with how much dry droppings are disturbed, so cleaning should involve wetting them first and using a respirator. See our birds control service for balcony proofing.
Ants
The NPMA notes that ants often enter looking for food and water and may nest inside walls, which is one reason a flat can see ants even when the kitchen is spotless. Our ants control page explains treatment options.
Rodents, drain flies and silverfish
Rodents appear on the University of California’s list of multi-unit housing pests mentioned above, so basements, parking levels and bin rooms matter as much as flats. Our rodent control page covers inspection and proofing. In humid bathrooms and wardrobes, moisture-loving pests thrive: see our guides to bathroom flies and silverfish in Dubai homes.
Who Pays for Pest Control: Landlord, Tenant or Building Management?
This is one of the most common questions in rented flats, and the honest answer is “it depends on the cause and your contract”. Here is what the public sources say.
- The general rule. Gulf News quotes Dubai’s Law No. 26 of 2007 as making the landlord responsible, unless the parties agree otherwise, for maintenance and for repairing defects or damage that affect the tenant’s intended use of the property.
- Pest control specifically. Bayut’s landlord-obligations guide lists keeping the property free from pests such as cockroaches, ants and rodents as a landlord responsibility. A tenant-rights guide takes a more split view: Real Estate Club Dubai says pest control falls to the landlord if the infestation pre-dated the tenancy or is structural, and to the tenant if caused by the tenant’s hygiene or habits.
- Disputes. A UAE law-firm Q&A says a landlord claiming a tenant left a flat full of cockroaches should provide evidence, and that tenants can complain to RERA or the Dubai Land Department.
Not legal advice: these are secondary summaries, and rules and contracts differ. Check your tenancy contract and the current Dubai Land Department guidance, and report any problem to your landlord or building management in writing as early as possible.
Building-Wide Treatments: What Dubai Municipality Says to Expect
Dubai Municipality’s statement, reported by Emirates 24|7 in July 2026, answers two worries residents often have.
- Treatment inside your own flat. The municipality says approved residential products are designed to stay confined to the treated area without affecting neighbouring units, so residents generally do not need to notify neighbours before treating their own flat. The same report says residents should follow the technician’s instructions on ventilation and any waiting period before re-entering.
- Building-wide treatment. Property management is expected to notify residents 24 to 48 hours beforehand with the date and time, display clear signs in corridors and common areas during the work, and provide the municipality’s 24-hour number, 800900.
How to Check a Pest Control Company Is Licensed in Dubai
Anyone can print a flyer, so it is worth ten minutes of checking before someone enters your flat.
- Check the municipality’s list. Emirates 24|7 says Dubai Municipality publishes a list of approved pest control companies and that residents can also call 800900 to verify a company before booking.
- Look at what each company is approved for. The July 2026 municipality list states that its main group of companies is licensed for general pest control excluding fumigation, termite control and bird control, which appear on separate lists. So if you need balcony bird proofing or termite work, check the right list.
- Ask to see the technician’s ID. The municipality says all company staff must carry a pest control ID card issued by its Public Health Pest Control Section, and that customers should check for it.
- Understand what the listing means. The same document says the No Objection Certificate shows a company meets minimum professional requirements and must not be treated as publicity or a recommendation. A listing is a baseline, not a quality guarantee.
A Practical Checklist for High-Rise Residents
- Seal gaps around pipes and fittings. UC IPM advises patching holes or spaces around pipes and conduits, and a Canadian home-services guide notes that sealing gaps around pipes, baseboards and shared walls helps even in a spotless home.
- Keep food sealed and waste moving. Shared bin rooms are one of the routes the NPMA highlights above, so use lidded bins and take rubbish out promptly.
- Monitor quietly. UC IPM suggests sticky traps in corners and along edges to detect hidden activity. Placing a few behind the fridge and cooker follows the kitchen finding above.
- Inspect what you bring in. Luggage and secondhand furniture are classic bed bug carriers, as covered above.
- Protect the balcony. Consider netting or proofing before birds settle, and avoid sweeping dry droppings dust-first.
- Keep humidity down. UC IPM recommends dehumidifiers in closed spaces and fans to reduce humidity, which also helps with silverfish and drain flies.
- Talk to your neighbours and building manager. Because the research points to movement between flats, a shared approach beats a solo effort.
- Follow a seasonal routine. Our season-by-season home pest control checklist for Dubai shows what to inspect and when.
When to Call a Professional
Call for help if you see the same pest week after week, if neighbours report the same problem, or if you find pests in more than one room. The UC IPM multi-unit housing work found that unit-by-unit monitoring improved building-wide control, so a good provider should be willing to look beyond the single room where you saw the pest, check likely entry routes such as pipe gaps, and agree a follow-up.

Frequently Asked Questions About Pest Control in Dubai High-Rises
Do I need to tell my neighbours before pest control in my flat?
Generally not for treatment inside your own flat. Dubai Municipality says approved residential treatments are confined to the treated area, though building-wide treatments require advance notice from property management.
Can pests travel between floors?
Yes. In the New Jersey high-rise study, infestations across floors were still correlated after 12 months of building-wide treatment, and University of Tennessee Extension notes bed bugs can move between apartments through wires, conduit, pipes, ducts, floors, walls and hallways.
Do high floors have fewer pests?
We have not found research showing that they do. Because pests use pipes, shafts and corridors, height alone is not protection.
Who pays for pest control in a rented flat in Dubai?
It depends on the cause and the contract. Gulf News quotes the rental law as making the landlord responsible for maintenance unless agreed otherwise, while one tenant guide splits it by cause. Check your contract and report problems in writing.
How do I check a pest control company is licensed in Dubai?
Use the municipality’s published list or call 800900, and ask the technician for their ID card, as described above.
Why are there pigeons on my balcony AC unit?
A Rentokil manager told Gulf News in 2018 that pigeons commonly rest or nest on balcony AC systems. Netting or proofing prevents them settling; see our birds control page.
Is treatment safe if I have children or pets?
Dubai Municipality advises following the technician’s guidance on ventilation and waiting periods before re-entering a treated area. Ask the technician about children and pets before they start.
